When will the payment be due?

Deposit payment is due within 48 hours of signing a lease agreement, and the first month's rent must be paid 3 days before the move-in date.

What's the screening process and requirements?

All tenants and cosigners must apply and pay a $38 application fee. Requirements for SSN holders are: Tenants must have a credit score of 680 or higher and an income of 2.5 times the rent. Cosigners must have a credit score of 700 or higher and an income three times the rent. No criminal history is allowed, and credit history will be reviewed.

If I am an international student, I do not have a credit score. Do I still qualify?

Yes! International students are welcome. Please provide a copy of your passport, visa page, I-20 (or DS-2019 for J1 visa holders), school admission letter, and financial documents.

Are utility fees included in the rent?

WLA Tripalink offers units with and without utilities included. For units with utilities included, Tripalink covers up to $100 per tenant each month. Tenants are responsible for any charges exceeding this amount. Check with your leasing agent for specific details.

Do I need to open any water, electricity, or internet accounts by myself?

No, Tripalink has the convenience of paying for water, electricity, and internet fees and rent all in the appfolio website.

What is renters insurance? Do I need to buy renters insurance?

Renters insurance is insurance that protects both tenants and property owners' property against water leaks, fire. Tenants are responsible for acquiring renters insurance before the move-in date. Tripalunk offers insurance for a cost of $13/month. You can also acquire your own insurance from your preferred company with a $100k personal liability.

How do I pick up the keys to my apartment?

Tenants will be able to pick up their keys the day of their lease start date, after 1 PM at our WLA Tripalink Leasing Office, or 12 PM after their lease date, Monday-Friday.

When will I receive the move-in instructions?

Move-in instructions will be sent via email the week of your move-in date, along with a checklist and property manager contact details.

What should I do if the facilities in the room are broken (e.g., the toilet is clogged)? Who usually pays for this repair?

Submit maintenance requests through the AppFolio portal. If the damage is due to normal wear and tear, Tripalink covers the cost. If it is tenant-caused, you may be responsible for repair fees.

How far are the apartments from UCLA or SMC?

Our West LA apartments are conveniently situated only a few miles from UCLA and Santa Monica College, generally 5-10 minute drives or short bus rides away.
